The Architectural Review Committee (ARC) governs architectural standards and enforcement of protective covenants within Powhatan Secondary. It meets on the second Wednesday of each month at 6:00pm in the Clubhouse. Check the calendar for any changes.
As noted in the association documents, the ARC ensures maintenance of the standards set forth in the Declarations of Covenants & Restrictions, which homeowners expected when choosing this community. Those standards, amplified with other construction requirements, are reflected in the Architectural Guidelines. Management and control of the ARC is by a committee whose membership is appointed by the PCSA Board of Directors.
The association’s Property Manager handles the management aspects of architectural review and monitoring of community appearance. Requests for exterior modifications/additions to your home and property or questions/concerns regarding restrictive covenant violations should be addressed to that Property Manager. Furthermore, the Property Manager is responsible to the Chair of the ARC and actions initiated by that person will only be taken after review/approval by the ARC.
Each Powhatan Secondary homeowner must request and obtain ARC approval for the following projects prior to commencing such alterations:
- Any exterior additions or modifications to the structure of the house on their property, including but not limited to a new or modified deck or sunroom,
- Exterior painting (if it will change any existing color),
- Roof replacements,
- Modification of a driveway,
- Major landscaping and/or hardscaping, especially projects modifying existing drainage patterns,
- Installation of a swimming pool
- Construction of storage buildings,
- Tree or vegetation removal,
- Any fencing,
- Installation of stand-by generators,
- Construction/placement of dog houses/pens
